TM-100 is an enzyme that digests mold. It requires a two step process that includes a catalyst to cause the TM-100 to grow and secrete the enzyme that actually digests the mold. This means that you have to actually grow the product in order to kill mold! This is not the best method available.

TM-100 was produced over 10 years ago. We originally used TM-100 5 years ago when it was the best at the time but that time is now over. Our new 100% enzyme formulation is called MX-12 and it is a breakthrough in enzyme mold remediation and mold removal.

2. MX-12 Eliminates the Need for Deconstruction
From our years of experience, the use of TM-100 will require you to remove any drywall or wood that was stained by mold because TM-100 does not penetrate into the wood/drywall as well as MX-12. Our MX-12 enzyme is small enough to enter the porous surface of wood and drywall and can actually save the wood and drywall from being removed.

Furthermore, because mold usually grows in hidden places, TM-100 based mold removal methods require much more tearing open of wall cavities and ripping up carpet to find and remove mold than MX-12. This adds costs for repair and reconstruction on top of the cost for mold removal. But since MX-12 is able to travel to hard to reach places, even further than TM-100, since it is as a pure enzyme fog, thus greatly reducing the need for deconstruction.
